Condo-Check is Bernice M. Winter's (Bernie) privately owned and operated company that she founded and pioneered in 1994.

Our Mission Statement

"To provide perspective, expertise and experience in assisting with the evaluation and review of the operation and function of a condominium corporation through, examining their documents.  We assess the condition of the capital items and the financial viability of a condominium corporation for the discriminating condominium buyer, seller or lender."

 
Note of caution:
In Alberta, the condominium document review service is not a regulated service.  We have posted the qualifications of Bernie, the C.E.O. who trains all consultants that review the documents for Condo-Check across Alberta. At Condo-Check, we subscribe to the Canadian Condominium Institute and the Better Business Bureau and guide ourselves according to the their code of ethics.  We also carry insurance to protect you, the client.  We choose these business practices to demonstrate our commitment to providing you with a competent and accurate document review.

Condo-Check’s Charities of Choice

World Vision

Currently Condo-Check sponsors 3 World Vision Children. Each time we are paid to do a review, $1.00 goes to sponsor a child.  Our commitment is this: as our volume of reviews grows by 40 consistently, for a 90 day period, we sponsor a new child.

Maneesha Mattigunta of  Kodambakkam, Chennai India. 
Manseesha is 8 years old. She lives with her parents.  Her parents are self-employed, but their combined earnings are barely enough to provide for their family.

Stani Mpemba of the Democratic Republic of Congo, Africa
Stani is 9 years old.  He does not go to school. He is in good health and carries water for the village.  He lives with his parents who are self-employed.

Constantin Ionut Untaru of Bucharest, Romania
Constantin was born with Aides and is 17 today.  He loves to play basket ball and is very good with mathematics.  He lives with his parents in a one room dwelling that is too small for their family.  The father is employed, although he earns so little it is impossible to meet their needs.

The Back Door

To support our local community Condo-Check sponsors The Back Door, a Calgary non-profit group that works with youth 17 to 24 years old, who are committed to changing their lives.  Since 1988, 76% of the youth who contract with The Back Door have succeeded in changing their lives from the street to mainstream society.  We are proud to support this agency any time we can.

Bernice is the Founder, Owner and CEO of Condo-Check, Canada’s first document review service. Over the past 18 years Condo-Check has reviewed over 15,000 condominium corporations in Alberta.  Bernice is the author of the Calgary Herald “Condo Insight” Column, and has written and delivered 100’s of condominium seminars to boards members, owners and professionals across Alberta. She is the author of the novel and resource guidebook, “10 Secrets to Surviving Life in a Condominium”.

Bernie is a Fellow of the Canadian Condominium Institute and a past President of the Southern Alberta Chapter.  She was the first woman to be elected as President of that Chapter Board!   Bernie has volunteered on dozens of condominium committees over the years, locally and nationally, and is a current member of the Minister’s working committee for the Condominium Legislation of Alberta. Crystal Fawkes - Office Manager

Crystal comes to Condo-Check with twelve years of experience managing offices with energetic staff and clients.  Her history includes marketing, business development and continuing education development and support. Crystal not only owns and lives in a condominium, she is the secretary on the board of directors.  Crystal is an asset to the company.  We are privileged to have her leading the support team at the head office. 

 
Sandy Watsen-Bonhert - Public Relations & Sales
 

Sandy has been with Condo-Check since 2007 and brings her experience in sales and real estate.  Sandy is the face that the real estate offices and Mortgage brokerages see as she distributes information to asist the real estate and lending industry in successful selling of the condominium unit.  Sandy is available to assist the real estate professional, buyer, lender or anyone wanting to purchase or sell a condominium in southern Alberta. For materials or information on the document review services provided at Condo-Check, Sandy is the gal to contact. 

 

Condominium Viability Audit Advisors

The CVA Rating System is the creation of Bernice M. Winter (Bernie).  Bernie invited a team of advisors to join her in developing the CVA process into a program that benefits the condominium industry as a whole.

·         Dan Laplante ICD.D  - Corporate Director 

 

Mr. Laplante currently serves as the Volunteer Chairman of the University of Lethbridge Legacy of Leadership Capital Campaign and has extensive experience serving on many Private, Public, and Not for Profit Boards, including Chairing two Condominium Boards today.
 
Mr. Laplante was the Founder and President of Continental Oilfield Supply Canada in 1997 until he sold his interest's in 2005.  He graduated in 2006 from the Institute of Corporate Directors Program and actively maintains his ICD.D Designation.
 
In 2002, Mr. Laplante was a recipient of the Globe and Mail's Top 40 under 40 award and is one of the Honored Albertan's who received the 2005 Alberta Centennial Medal recognizing achievements benefiting Community and Province.  In 2008 the University of Lethbridge also recognized Mr.Laplante with their Prestigious Senate Award for his Volunteer Commitment to the University over the last 20 years.

 

·         Heather BonnyCastle  Q.C. – Real Estate / Condominium Law
 
Ms. Bonnycastle’s practice has concentrated primarily in multi-family development and condominium work. Her practice also includes general real estate matters. She received her Bachelor of Laws Degree in 1971 from the University of Alberta and practised in Edmonton for two years prior to moving to England for two years. In 1975 she received her Master of Laws Degree from the University of London, England and returned to law practice in Calgary in 1975. Ms. Bonnycastle has practiced law in Calgary since 1975 and in October, 2007, joined McLeod & Company LLP. She received her Queens Counsel designation in 1996 from the Province of Alberta.

Professional and Community Activities
Ms. Bonnycastle is a past Associate Editor of the Alberta Law Review (University of Alberta), Past Chairman of the Wills and Trusts Subsection of the Canadian Bar Association, Professional Associate of the Canadian Condominium Institute and an honorary director of the Board of Directors, South Alberta Chapter of that Institute. She was a Sessional Instructor with the University of Calgary, Faculty of Law for Real Estate Law for the Fall Term, 1995. She has also lectured frequently at legal, bar admission and business seminars.

 

 

·         Deborah Howes, - B.A., LL.B., ACCI, FCCI, C. Arb., C. Med. – Dispute Resolution and Education

 

Deborah M. Howes is the President of High Clouds Incorporated, a Canadian company providing seminars and dispute resolution services.
 
Ms. Howes holds Certificates in Arbitration and Conflict Management from the Alberta Arbitration and Mediation Society,  and a Bachelor Degrees in Law and Arts. She is a Chartered Arbitrator and Chartered Mediator with the ADR Institute of Canada.
Deborah is a well known facilitator, arbitrator, mediator and trainer.  She has over 25 years experience in all aspects of dispute resolution, labour relations and condominium.   She is a highly sought after speaker on dispute resolution and condominium matters at provincial, national and international levels.
Ms. Howes is a past President of the Canadian Condominium Institute (National) and of the CCI North Alberta Chapter.  She has been a condominium owner and director and practiced law in condominium.  She has been an Associate of the Canadian Condominium Institute since 1991 and a Fellow of CCI since 1999. 

·         Jim Warren, - B.Eng. Sc., P. Eng. A.C.C.I. Reserve Fund Study and Building Sciences

 

Jim is a 1971 graduate from the University of Western Ontario with a Bachelor of Engineering Science Degree in Civil/Structural Engineering.  He joined Morrison Hershfield Limited (MH) in 1974 and is currently a Vice President.
 
Jim’s experience with MH includes building envelope assessments on residential and commercial buildings, building audits, parkade and concrete restoration, bridge inspections, and the design and inspection of telecommunications infrastructure. Jim is the Business Development Manager for the MH Buildings and Facilities Division (B&F) in Alberta, the Staff Manager for the B& F Department in Edmonton, and provides senior engineering input on B&F projects. All services to condominiums in Alberta are provided through the B&F Division. He is also in charge of Corporate Sales and Marketing, leading the firm’s endeavors in identifying and securing large multidiscipline projects across Canada.
Jim has worked in the condominium field for 30 years and has provided services to Condominiums across Canada.  He developed the principles used by MH in conducting Reserve Fund Studies.  Jim has written numerous articles and given seminars, on topics of interest to Condominium groups, including the Canadian Condominium Institute (CCI) and the National Condominium Conference.  Jim has been on the Board of Directors for CCI  South Alberta Chapter for over 10 years, and served 2 years on the CCI National Board. He has contributed to the Education Committee for the CCI South Alberta Chapter.

 

Meet the Condo-Check Consultants
All Consultants at Condo-Check are trained by Bernie Winter and are required to write an exam with a passing mark of 85%.  The basic training program is a 12 to 16 week competency based program.  Ongoing education and updating is required for each Consultant to sustain their Certification and represent Condo-Check.

Lorraine Williamson:    Exam Mark: 96%

Lorraine is a condominium owner and board member (treasurer).  With many years of business experience in the private and public sectors, she brings enthusiasm, professionalism and a great desire to solve problems and bring perspective to issues that arise between board members and owners.  Lorraine provides general consulting services including the Condominium Viability Audit program.  Lorraine has been with Condo-Check since May 2010.

Keowna Furuness:  Exam Mark 100%

Keowna has been with Condo-Check since 2003 and has served as bookkeeper, intake administration, office manager, general manager and document review consultant.  As a single mother with two young boys Keowna has shown us all how being competent and committed to excellence can be acheived, while juggling demands outside the office.  For 2011 she is spending more time at home with her boys while doing document reviews and consulting for buyers. 

Liesl Szautner:  Exam Mark 90%

Liesl is the newest member to our document review consulting team.  She brings with her many years of project management and data analysis experience.  Liesl gave birth to her youngest child, a boy in February 2011 and continues to provide document review consulting on a part-time basis.

Condo-Check North Alberta Branch Owner

Carol Malko is the Owner/Operator of the Condo-Check North Branch.  The North Branch office in St. Albert, is well located for providing the condo document review service to buyers in Edmonton and the surrounding areas.  The north branch is available to serve the condominium document review service to buyers located anywhere in Alberta.    Carol sold real estate until she chose to focus on raising her young son.  She is excited to be back in real estate and providing the document review service in the Edmonton area.
